I had a Maidment RPR done for the purchase of my house. Fast forward 10 years to sell my house with no changes to the property and discover that the original air conditioner was never shown on the report. I called to inquire and was told that they are only required to show AC units on the side of the house and because mine was on the back, it isnt necessary to show compliance. Although that is true, purchase contracts state that all improvements must be shown on the RPR, so now I have to pay an additional $700 for an updated RPR and compliance from the city. I am not disputing their professionalism, but if it is applicable to your situation, you may want to insist that a rear AC unit is shown, regardless of legal requirement.
