I have lived in the apartments here for one year. The building is clean, I've never seen (or heard of anyone else having problems with) bugs of any sort in my unit. A cleaning crew comes regularly to vacuum and clean the common areas. Grounds maintenance keeps the grass and public areas very nice. Over all it is a lovely property to live at.
Here is the problem: In March of this year (2018) Capreit got rid of the onsite superintendent couple and did not replace them. We now share a property manager with at least two other properties. This means: the property manager (I'll call him "D") is not on site; requests for maintenance are not addressed in a timely manner (sometimes over a month as was the case for the leaking ceiling and window in my 2nd bedroom); communication from management to the residents is poor; support staff and residents get conflicting instructions (for example the inadequately posted fire alarm test that went off today which most residents had no knowledge of. The one and only posting in the lobby advised residents to come down and sign their acknowledgement, the maintenance keeper "E" had no such paperwork and did not know anything about residents having to sign anything - and there was nothing to sign).
D and E have to split their attention and time between several properties which has resulted in an overall decline of the quality of the property. There is rarely, if every, anyone able to answer the phone in the office as no one is in the office because they are usually travelling between any of the other multiple properties they have to tend to. There is not enough staff to properly oversee the properties.
While this is a nice clean place to live, Capreit is not a great company as they only care about their profits and not the comfort of their employees or residents.
