Location is great, close to the falls and easy drive to Niagara on the Lake. Room was impeccably clean and well laid out, beautiful antiques (attention to detail like glass wine glasses, corkscrew, fridge and very comfortable bed). Joyce (and her husband), the hosts were welcoming and so friendly. Breakfast was top notch and Joyce and Sharon made sure we were well taken care of. The eggs benedict was delicious as well as fresh fruit bowl, and homemade poppyseed bread made by Joyce. The little oasis in the back with all the foliage and koi pond was so peaceful and serene. I would highly recommend staying at Bedham Place, first time for me staying at B&B and I was not disappointed. Sharon.....Kingston, Ontario
My fiance and I visited for a long celebratory weekend for 2 special occasions. I left a message on my reservation about our special events and our names. When we arrived they called my fiance the wrong name. Not a huge deal but still. The first room we were given was nice your basic bed and breakfast accommodations full size possibly queen size bed TV fireplace pretty nice bathroom you know small refrigerator. The breakfast the first two days was nice (different style eggs & fruit), but by the third day and obviously the fourth day You look for something different and it was the same again not the biggest of deals we ended up going to Denny's for breakfast.
After our second night there we woke up to a leaking ceiling we were then moved to a loft above the garage which was absolutely gorgeous but the bathroom was terrible.
They had a tub that either didn't drain or didn't fill The whirlpools didn't work and there was no shower there was a shower head on the side of the tub that you had to extend while you're standing and hold with one hand or sit like you're some type of animal at a zoo and hold it above your head very odd.
The television did not work for half of our stay something with the internet apparently also the little gazebo they mentioned where you might be able to sit at night have a cocktail if that's your thing maybe even eat outside was unavailable.
If you drive a big vehicle parking can be difficult there's very limited spaces I was fortunate to be able to park on the property next to the bed and breakfast for the majority of my stay and also the hosts were kind enough to let me keep my bikes in the garage which is also very nice because it rained one day.
The location's fantastic You can walk right to the Falls It's about a mile maybe even touch less The hosts were very kind and you can tell they tried very hard but I've stayed at better I've also stayed at worse so again if you're looking for something that has a wonderful location, easy peasy breakfast this is good
We can't say enough about how lovely this bed and breakfast is. The hosts (John and Joyce) are absolutely delightful. They are the perfect blend of engagement and respect for privacy. They made us feel very welcome. Their breakfasts are hearty and extremely delicious - be sure to try their Eggs Benedict! The rooms are large and well appointed with luxurious linens. I'm not one to sleep well away from home, but I could have stayed snuggled in that bed all day! The location is about a 15 - 20 minute walk from the heart of the touristy side of Niagara Falls, located just off the Niagara Parkway. This means you can enjoy the sights and sounds and then escape to a more comfortable and relaxed oasis.
Thanks to John and Joyce for a great experience. This was my wife's first B&B and she's converted!

My fiancé and I spent a weekend here in June and LOVED it! The hosts were so friendly, kind, and helpful. The breakfast was amazing. The rooms were impeccably clean and comfortable. It was a mile from the falls, the walk was easy and paved. We had a great weekend exploring Niagara on foot and enjoying our stay in this room. I’d recommend a visit here to anyone. If you’re lucky, you may even get to meet their Samoyed pup, Rosie!
Very quiet comfortable room just off Riverway. Perfectly located between attractions. A 15 minute stroll north and you can see the whirlpool rapids board walk. Which has a transit stop to take you north or south to other popular attractions. I recommend parking and using transit. We enjoyed John’s hospitality and Joyce’s breakfast each morning. We will definitely look to stay at Bedham B&B during our next visit to Niagra Falls.
