What can i say? Ted saved me 530K (and probably a 40K additional repair bill for Sure) .
I had just put a conditional offer on a home and had been feeling very uneasy about it; especially during this crazy fast paced covid accelerated market. I was fortunate to get an inspection condition for this beautiful 120 year old house.
Ted was recommended by a close friend - and by another well respected friend who is a realtor (not mine) ; my friend indicated she used TEd for her farm and that Teds inspection was spot on, thorough and his 'estimated' idea of what some of the items noted would cost was pretty close to what estimates they got for their property.
Ted was prompt and on time to the inspection, easy to talk to, informed me of every little detail, and gave me all the time i needed to ask questions.Service was just excellent.
My brother who is a contractor (HVAC) was with me on the inspection- and was extremely impressed at Teds thoroughness and actual knowledge of house construction- even 120 year old houses, and you could tell he knew what he was talking about. NOt alarmist, but real. it was very apparent he wasnt just a 'passed the course' based inspector and had actual experience with house/ building construction
He crawled in to the literal tightest of spaces filled with cob webs, dust under the house, in places that look like a part in a horror film, to look at the inner structure of the house and the foundation(note i had an inspector for a house 10 years ago and wasnt even remotely this thorough- as as such had a pretty sour taste toward the usefulness ) ; many inspectors would not have gone into the spaces he went. And it was those far fetched spaces (that i didnt even want to go to) that he found the issues that would lead me to pass/ walk away from the house. THAT saved me a heck of a lot of money, stress, and un expected huge repair bill.
I had no idea how much i didnt know. As a bonus, despite going over every issue during and after the inspection, the full report was sent to me literally 3 hours later.
All i can say after this is... just use Ted. This sounds like a informercial, but it really isnt. I was just so $#$#ing happy i opted for this guy. I would have likely made a massive mistake.
Ted was great! Going thorugh the inspection, you could tell that Ted is a pro. He explained the ins and outs of the home in a way that it sunk in. The report came quickly after and was very thorough and detailed. It feels like everything that we could ever want to know about our new home is in there.
Excellent experience, very simple to set up. Very knowledgeable and gave great tips/advice. Thorough inspection and report was promptly completed and sent within hours.
