Highly recommend, specially broker Ann Coady. She is professional and very helpful.
I used their agent Eugine Wong as my representation for my first property purchase this past summer 2019. Met him at an open house and came back for a second viewing. He was not able to make it and sent his “assistant” who I would guess was actually his girlfriend. She took us to the unit where we were greeted by the tenant who yelled at us to leave. Eugine had told us the tenant would not be there. We scheduled another viewing which he attended. I decided to go ahead with the purchase. I asked for a later closing date as I did not have all the funds for the down payment at the time. He told me “borrow the money from your parents” instead of trying to negotiate a later closing date.
During the home inspection, there were a few issues present. The outside drain was fully blocked by dirt and grass. The self closing door did not close fully. There was no carbon monoxide monitor. He promised he would have the first two issues fixed by the closing date and would also buy me a CO monitor. After getting the keys, I arrived to my new home to find the door still not closing, the drain still clogged and Eugine never fulfilled his promise to buy me the CO monitor.
When Eugine sent over the offer for me to sign, the condo fees were listed at approx $490/month. When I received the documents from the condo Corp. they were actually $50/month more. I negotiated with Eugine that he would give me $300 cash for the inconvenience when he received his commission which he said would be approx 2 weeks after closing. When I contacted him for it, he changed the price to $200 and tried to change it to a gift card instead likely so he could use it as a write-off for work. I had to chase him around for about 6 weeks because he kept coming up with excuses for why he could not deliver it even though he works very close to my home. After all that he ended up just sending it by etransfer $50 less than he originally promised.
After taking possession, I found out the dishwasher was broken. He did not attempt to help me try to contact the seller so I went through my lawyer instead. That got his attention and he called me shortly after my lawyer contacted the seller’s lawyer and tried to stop me from going through with it.
A few months later when the temperatures began to drop, I discovered the heating system for the unit was broken. I contacted Eugine and he claimed it was working at the time of sale which he couldn’t actually know since it was never tested. After I told him it was 10 degrees in my apartment and I would have to be staying elsewhere for a week or two, he said I should be happy because the price of my home is going up.
Simply put Eugine just wants to push sales through, get his cheque, and wash his hands of the deal. Not trustworthy. Very little people skills. Would not recommend this agent to anyone.
