The first time I bought the signature brown sugar milk tea it tasted like creme brulee, so yummy, but since they hired new staff they don't know how to make it the same. I drink it without pearl and now it is missing the crunchy crystalized brown sugar. If someone asks for no pearl they need to add more of the brown sugar syrup. Thanks

The brown sugar pearl latte is one of the best here in lower mainland. The price is ok among the large bubble tea chains given its portion and quality.

Good staff and good bubble tea. Xing Fu Tang is especially known for showing the pearls being cooked in front of a clear glass so that is nice to watch. Their brown sugar pearls are on the softer side and their milk is very creamy and delicious. My favourite bubble tea place! They’ve been adding more selections lately so it’s a nice variety, although not as diverse as other bubble tea places. However, their drinks tend to be too small for the price, so it’s nice to try it at least, or have it once in a while.

I went here on June 21st Sunday for my BBT fix. I had Brown Sugar Milk Tea ($5.50) and my drink came out fast. The price is expensive for the small size. Menu is limited.

They're known to make fresh pearls on a wok for every locations. Drinks and pearls were perfectly done. Drink was good, but pearls were okay. Some pearls were literally stuck together and it wasn't too squishy enough. My experience was okay overall.
